What constitutes “Maui Oceanfront?
Oceanfront homes and vacant land in Maui County, that is Maui, Molakai and Lanai.

What are the construction limitations for oceanfront construction?
Such construction is complex and differentiated by the zoning of the particular property. Limitations involve setbacks from the ocean, maximim ground cover and preservation of sightlines. Contact the Maui County Department of Planning for more information.

What is an SMA?
A Special Management Area requires permitting for construction to determine, among other things, environmental impact.

What are the shorline setback requirements?
The requirements have recently changed. Maui County is more restrictive than the state setbacks of 25 feet, or 40 feet if your property is more than 100 feet deep. The Maui County setbacks are designed to protect new properties from coastal erosion for 50 years. A survey and erosion calculations are required. How often is the Maui Oceanfront struck by hurricanes?
Rarely. The last major hurricane strike on the Hawaiian Islands was Hurricane Inike, which caused substantial damage on the island of Kauai in 1992.
